How it works: because we are a registered charity we are entitled to mandatory charitable rate relief on buildings as long as we occupy and use at least 50%. However, because of the high demand for our resources we guarantee that we'll occupy 100%.
We build partnerships with local councils to get the best possible deal on rates relief, and where appropriate will ask for discretionary rate relief of 100%.
On average, on a 2 year tenancy, we've saved £1m in Central London and £250,000 in the North of England.

When we take up tenancy, unlike many charities and tax relief schemes, we take over all aspects of managing the building, including:

You won't need an expensive contract with a building management company, saving you even more money, and creating less work. We also deal with all local authority building regulations, planning, licenses and health & safety certification.

We know from our 8 years of working with developers that planning schedules don't always go to plan. Our business model is specifically developed so that we are able to scale our activities up and down quickly to fit changes in your development schedule.
In fact, on our last two building projects we were able to scale up in less than a week, after the developers were told there was a delay to their planning application.
We also guarantee to vacate the property by the agreed deadline, and have a strong track record to prove it. We work with local authorities to negotiate premise licenses and certificates that have an end date applied, meaning our projects are always time limited in line with building development schedules and plans.
